Second, physically separate xAI Memphis site, distinct from the Colossus campus at 3231 Paul R Lowry Road in Boxtown. DCD (2025-03-10) reports xAI affiliate CTC Properties bought three parcels at 5400 Tulane Road in Whitehaven for $80m: an existing 1 million sq ft warehouse plus two adjacent sites totalling 100 acres. The $80m figure is the land purchase price recorded in property records, not total project investment. ADDRESS DISCREPANCY: DCD gives 5400 Tulane Road; Wikipedia gives 5420 Tulane Road. 5400 is recorded because it is the figure in the earlier, better-attributed source, and the coordinates are a geocode of that address, not a confirmed parcel boundary. Status moved to operational on Wikipedia's account that the first major cluster came online around January 2026; Wikipedia is a weak source and this is the reason confidence stays at 'confirmed' only for the site's existence, not for its capacity. No capacityMw is recorded: Memphis Light Gas and Water was asked for a system-impact study for up to 260MW and xAI's Brent Mayo said the site could host up to 350,000 GPUs, but both are stated intentions, and the widely quoted 1 GW / 2 GW figures were not confirmed in any source fetched for this record. This also RESOLVES the address discrepancy above rather than choosing a side: 5400 is the property-record address for the three-parcel, 100-acre assemblage (kept in location.street, per the cited DCD source), while 5420 is the warehouse building itself. precision remains "approximate": the pin is a crowd-sourced OSM footprint corroborated by Wikipedia, NOT a parcel-confirmed point -- Shelby County assessor records returned 403 and could not be checked. Upgrading to "exact" needs that parcel record.
