What the source record says
Conversion of the former Fred's discount-retail headquarters, a multi-storey warehouse and office complex bought by Olymbec in 2019. DCD (2025-05-06), citing WREG, reports plans were submitted to Shelby County in late 2024 to convert 4300 Getwell Road into a data center supporting an initial 15MW IT load in phase one; the 15 MW phase-one figure is what is recorded as planned capacity. 5C's own site separately listed a Memphis facility, MEM01, at 20MW in 2025 and 60MW from 2027 — those larger figures are second-hand in this source and are deliberately NOT recorded as capacity. The 965,000 sq ft / 59-acre complex figures are Olymbec's, for the whole property, not for the data-center footprint. Quebec firms Adag Group and Hypertec are involved; 5C was subsequently acquired by Hypertec. Status is proposed and confidence reported: no source fetched here confirms permit issuance or construction start. Separately, Memphis City Council members led by JB Smiley Jr. introduced a proposed ordinance on 2026-08-16 for a temporary moratorium on new data-center developments citywide, which is context for this site but is not stated to apply to it.

Construction is under way rather than merely proposed: 5C MEM01 LLC closed on the former Fred's headquarters for $25 million (deed of record), and drone footage in January 2026 captured ongoing construction on the rear of the building including what appeared to be turbines.
