300-acre site split between Berkeley County (a 90-acre parcel for two data center buildings, an electrical switching station, a water tank, stormwater retention ponds, plus a narrow access parcel to Charles Town Road/Route 115) and an adjacent 191-acre Jefferson County parcel already zoned industrial for future expansion, which as of the source date the Jefferson County Planning office had not yet received formal plans for. Properties were sold July 2024 by F.O. Day Company to IB10 Martinsburg LLC; the Berkeley County Planning Commission approved the concept plan for the Berkeley parcels in March 2024. QTS Data Centers (Overland Park, KS; owned by funds managed by Blackstone) is the developer named in reporting. As of April 2025 QTS told reporters it was 'in the initial stages of planning.' No capacity, investment, or job figures have been publicly disclosed as of this research pass (2026-09-10). Coordinates are a Kearneysville-area approximation, not a confirmed parcel location.
