Fully zoned and entitled, with an executed Transmission Security Agreement (TSA) with Commonwealth Edison (ComEd) to support 1 GW (1,000 MW) of planned power at full build-out across ~2.9M sq ft.

Tract's own 15 January 2026 announcement of its 343-acre Morris acquisition states the Morris Technology Park site is 'fully zoned and entitled' and that it has an executed Transmission Security Agreement with ComEd supporting 1 GW at full build-out. That places the project past announcement and into approved-but-not-yet-built. Initial energization is targeted for June 2028, with a full 1 GW load ramp by 2032.
