What the source record says
Just north of Highway 30 on the southwest side. Over 98,000 sq ft, no city incentives, construction expected to start in fall 2026 or early spring 2027 depending on equipment availability. Permit documents name the applicant entity as CLOP Cedar Rapids, IA LLC. The Gazette reports the facility is intended for networking, signal boosting and storage rather than AI training or inference, so no aiClassification value is recorded — the existing enum cannot express 'assessed, not AI.' Oppidan built a comparable 60,000 sq ft, 5 MW facility in Des Moines in 2024, which is tracked separately.

Cedar Rapids confirmed the project after building permits were filed; the site has been zoned light industrial since the early 2000s, so a data center is a permitted use and no public hearing is required.
