West of Cedar City along Antelope Springs Road; permit deemed vested ahead of the county's 180-day data center moratorium; development planned in phases over 8-10 years; up to 6.75M sq ft at full buildout. Subsidies checked at the municipal tier (2026-09-04): no site-level subsidy. Iron County Planning Commission minutes for the 4 June 2026 conditional-use approval state "This CUP is not tied to any tax incentives or reimbursements", and no Iron County community-reinvestment project area was found covering this site, which lies in unincorporated Iron County outside Cedar City's municipal limits. The applicant's consultant told the commission their tax-revenue estimate was modelled both "with the Inland Port incentives and without", which is a future incentive being contemplated by the developer, not an awarded one.
