What the source record says
64,000 sq ft Tier 3 cable-landing-station colocation campus with 12 MW, four subsea cables landing on site and 35+ active network operators. On 2 December 2025 NJFX announced a completed basis of design for a 10 MW high-density AI data hall ('Project Cool Water') with 8 MW of usable IT load, an expected 1.25 PUE and liquid-to-the-chip cooling (AFC chillers, CDUs, hot-aisle containment, fan-wall configuration), backed by an executed electric utility load letter with a $3 million deposit and power targeted by end of 2026. The 10 MW hall is a design milestone, not yet built, so it is not added to capacityMw. Coordinates are the OSM building mapped under the operator's legal name; the campus's published mailing address is 1410 Wall Church Road, which OSM records against a nearby address point, so no street value is asserted.
